This land parcel is being sold separately from the house and from the parcel on the corner. Easements have been put in place with the intent that the buyer of this parcel may wish to build and it is anticipated that the buyer would utilize an underground utility easement to install water access from North Third Street, as well as sewer access easement from New York Avenue. Building on this lot would be subject to set backs, permiting, and approval of the city and costs of accessing/installing utilities. There is an easement across the southern edge of this parcel to allow the corner parcel to also install underground utilities, anticipated to be sewer access from New York Avenue. It is therefore anticipated that purchaser of the corner lot will need to excavate along the southern edge of this parcel to install these underground utilities.
